Simon Baron
Development is applying to the NYC Board of Standards and Appeals (BSA)
for a
variance to build a 28 story residential tower on the Paragon Paint
Factory
site at Vernon Blvd
and 45th Road.
This proposed project vastly exceeds
what zoning now allows on Vernon Blvd. and
would dwarf surrounding buildings.
The variance, if granted, sets a dangerous precedent that threatens
what remains
of our neighborhood’s low rise buildings, small homes, and businesses.
Our local Community Board (CB2) has voted decisively against the
variance. But
we need to speak out as individuals from the Community in opposition to
the
variance. Time is short, since the application will likely be heard in
April.

Comment:I oppose the zoning variance to build a 28 story building on Vernon Blvd.. A building of that size would swarf the existing buildings in the neighborhood and put an un workable strain on the already taxed infrastructure of whole area.

Comment:I oppose the BSA variance application. The proposed structure does not in any way benefit those currently living and working in the neighborhood. A building of that disproportionate size would destroy the character of Vernon Blvd. and set a dangerous precedent.

Comment:I strongly oppose. It is ridiculously out of scale for the neighborhood. There is nothing this building is bringing to the neighborhood that we need. It will be a burden on the infrastructure and even at half the height, a terrible precedent would be set.
