The HPCC Alternate Plan
- Developed in 1990 with Harken Architects.
- 3 buildings up to 20 stories. The rest are low-rise.
- No blocked view corridors.
- Almost half the size of Queens West.
- 27 acres of open space, mostly at the waterfront.
- Preservation of and intergration with the existing community.
The Queens West Plan
- 19 buildings (17 - 44 stories).
- The railroad cut view corridor is already blocked and the 51 Avenue view corridor will blocked.
- 13,000 new residents and 10,000 new day workers.
- 19.24 acres of open space (strip-parks in between highrises). Community Board 2 has the worst park-land-to-people ratio in the Borough and with the inclusion of QW this figure worsens.
- Commercial area separated from Vernon Boulevard.
